Hotel vs Airbnb for a Long Stay During Treatment

For a stay of weeks or months, the right choice depends on flexibility, food safety, accessibility and total cost. Airbnb stays of 28 nights or more fall under long-term cancellation rules that can lock you into the next 30 nights. Check free patient lodging like Hope Lodge first.

Short answer: For a stay of several weeks near treatment, compare flexibility, food, accessibility and total cost, not just the nightly rate. An Airbnb of 28 nights or more falls under a long-term cancellation policy, and canceling late can mean paying for the next 30 nights. [S02] [S03] A rental's kitchen makes food safety easier to control during treatment, but buffets are on the cancer society's list of foods to avoid. [S08] Before booking either, check free patient lodging such as the American Cancer Society's Hope Lodge. [S06]

A typical course of surgery and radiation can last six to eight weeks, and the American Cancer Society says lodging alone can cost up to $17,000. [S06] That makes where you stay one of the biggest decisions in planning treatment away from home. This guide compares hotels and short-term rentals like Airbnb on the things that matter most for a long medical stay.

Check free and reduced-cost lodging first

Before comparing hotels and rentals, see whether you qualify for free lodging. American Cancer Society Hope Lodge communities offer a free place to stay for people with cancer and their caregivers when treatment is far from home. [S06] There are about 1,100 rooms at 31 locations in the U.S. and Puerto Rico. [S06] If you're treated in a city without a Hope Lodge, the society says to call 1-800-227-2345 to ask about other options. [S06]

Our guide to finding patient lodging covers other programs, and our lodging directory lists options near major cancer centers. Many hospitals also have negotiated hotel rates. See hospital rate vs booking site for how to compare them.

Flexibility: the biggest difference for treatment stays

Treatment schedules change. Scans get moved, cycles get delayed and some people finish early. So how easily you can change or cancel matters more than usual.

How Airbnb monthly stays work

On Airbnb, any home reservation of 28 nights or more is a monthly stay, and a long-term cancellation policy applies automatically. [S01] [S02] Your host may have a firm or strict version: [S02] [S03]

  • Firm: You get a full refund only if you cancel at least 30 days before check-in. If you cancel later, the host is paid for any nights already spent plus 30 more nights, or for all remaining nights if fewer than 30 are left. Airbnb's host policy page says canceling after check-in means no refund. [S03]
  • Strict: You get a full refund only if you cancel within 48 hours of booking and at least 28 days before check-in. If you cancel later, the host is paid for any nights already spent plus the next 30 nights, or for all remaining nights if fewer than 30 are left. The host policy page says canceling after check-in means no refund. [S03]

Airbnb also says your first payment might be nonrefundable, depending on the listing and how far ahead you book. [S02] Airbnb's guest help page says that if you cancel after your stay has started, the following month is nonrefundable. [S02] To check which policy applies, go to Trips and look under Reservation details. [S02] If you only need to shift dates, you can send the host a change request instead of canceling. [S02]

For stays shorter than 28 nights, standard policies apply. They include a 24-hour window to cancel for a full refund, if you booked at least 7 days before check-in. [S03]

Hotels

Hotel rules vary by property and rate type. Before you book, ask:

  • Can I extend or shorten my stay without a penalty?
  • Is this rate refundable, and until when?
  • Is there a medical or hospital rate with more flexible terms?

Our extended-stay hotel checklist has more questions to ask.

Payments and total cost

For an Airbnb monthly stay, you're charged the first month up front. Airbnb holds it until 24 hours after check-in before releasing it to the host. [S01] For longer reservations, later installments are charged 10 days before each payment period, and your price is locked in when you book. [S01]

Under a federal rule published in January 2025, businesses advertising short-term lodging must show the total price up front, including mandatory fees. [S05] That covers hotels, motels, inns, short-term rentals and vacation rentals. [S05] Taxes and optional extras can be left out of that first price but must be disclosed, along with the final amount, before you pay. [S05] So compare total prices, not base rates.

The medical lodging deduction

If you itemize, some lodging costs may count as medical expenses. The IRS allows up to $50 per night for each person, including someone traveling with the patient. [S07] The lodging must be primarily for and essential to medical care from a doctor in a licensed hospital or equivalent facility. [S07] It can't be lavish, and the trip can't have a significant vacation element. [S07] Meals aren't included. [S07] This works the same way for a hotel or a rental, so it shouldn't decide the choice for you.

Food safety and the kitchen question

Cancer and its treatment can weaken the immune system, making foodborne illness more of a concern. [S08] [S09] That's where a kitchen can help.

The American Cancer Society's food safety advice for people in treatment includes: [S08]

  • Wash your hands with warm, soapy water for 20 seconds before and after preparing food.
  • Clean counters and cutting boards with hot, soapy water, and use a separate board for raw meat.
  • Keep the refrigerator at or below 40°F, and refrigerate perishables within 2 hours.
  • Use a food thermometer in the thickest part of the food to check that it's done.

In a rental, you control how surfaces are cleaned and how food is stored. Check that the fridge holds temperature and bring your own thermometer. If your hotel serves a breakfast buffet, note that the cancer society lists buffets, salad bars and delis as high-risk food sources to avoid when your immune system is weak. [S08] If you're staying in a hotel, ask about a room with a fridge and microwave, and talk with your care team about what's safe to eat.

Fewer shared spaces can also help. The National Cancer Institute advises avoiding crowds and people who are sick during periods of higher infection risk. [S09] A rental may mean less time in lobbies and elevators, though that depends on the building.

If you'll be storing medicines that need refrigeration, see our guide on how to pack medications.

Accessibility and getting around

If walking, stairs or balance are an issue, check accessibility before you book. On Airbnb you can filter by accessibility features such as: [S04]

  • Step-free access to the entrance, bedroom and bathroom
  • Entrances wider than 32 inches
  • Toilet and shower grab bars, a step-free shower or a shower chair
  • A disabled parking spot

Read the listing's Accessibility section, and message the host for details or to ask for a reasonable adjustment. [S04] For a hotel, ask specifically about accessible rooms and what's in them. In both cases, check the distance and route to your treatment center, and whether the hospital runs a shuttle.

Which is right for you?

A hotel may suit you better if:

  • Your dates are uncertain and you can get a flexible or medical rate.
  • You want staff on site at all hours.
  • Your stay is under 28 nights.

A rental may suit you better if:

  • You need a kitchen to prepare food safely or follow a special diet. [S08]
  • You're staying a month or more with fairly fixed dates. [S01]
  • You want more space for a caregiver.

Whichever way you lean, use our Lodging Comparison Sheet to line up total prices, cancellation terms, kitchen access and distance side by side.

Questions and answers

Is a hotel or Airbnb better for a long stay during treatment?

It depends on how fixed your dates are and what you need. Rentals often have kitchens, which help with food safety, but Airbnb stays of 28 nights or more use stricter long-term cancellation rules. Hotels may offer more flexible or medical rates. Check free patient lodging first.

What is Airbnb's cancellation policy for monthly stays?

Stays of 28 nights or more use a firm or strict long-term policy. Under firm, you get a full refund only if you cancel at least 30 days before check-in. Otherwise you pay for nights stayed plus 30 more. Under strict, a full refund requires canceling within 48 hours of booking and at least 28 days before check-in.

How do you pay for an Airbnb monthly stay?

You pay the first month up front, and Airbnb releases it to the host 24 hours after check-in. Later months are charged 10 days before each payment period. Your price is locked in when you book.

Can I deduct lodging costs for cancer treatment?

Possibly, if you itemize medical expenses. The IRS allows up to $50 per night per person, including a companion, when lodging is essential to care at a licensed hospital or equivalent facility. Meals don't count.

Is there free lodging for cancer patients?

Yes, in some places. American Cancer Society Hope Lodge communities offer free lodging to people in cancer treatment and their caregivers at 31 locations. The society's helpline, 1-800-227-2345, can suggest other options.
